Overview
Describes all possible submissions to e-TL. This web service is provided by e-TL and covers operations offered by the land registration court’s registration process.
The following special conditions apply to all types of submissions:

The purpose of HæftelseRenteSatsForeløbigIndikator is to indicate that the interest rate is only determined at the loan’s disbursement (typically for cash loans). The interest rate, whether final or preliminary, is specified in the element HæftelseRentePålydende.

It is possible to specify standing loans. This is done by omitting the optional element HaeftelseLoebetid in submissions.
-
The elements under HæftelseRefinanseiring should only be used when, within the framework of the relevant encumbrance, changes of either interest or principal may or must occur.
This section elaborates on the use of XSD in special cases, including interest, term, and refinancing.
Interest
The purpose of HæftelseRenteSatsForeløbigIndikator is to indicate that the interest rate is only determined at loan disbursement (typically for cash loans). The interest rate, whether final or preliminary, is specified in the element HæftelseRentePålydende. This means that the actual interest after determination will not be visible, as there is no requirement for an annotation on the mortgage deed with the current interest rate. The fixed interest elements are used where the same interest rate applies during the loan’s term. Where the interest rate is set differently in several periods of the loan’s term, the rates must be specified in the terms collection. The rate applicable in the first interest period must be specified in the elements for variable interest. This also applies if the rate is zero in the first interest period. No interest is indicated by zero in HæftelseRentePålydende in HæftelseRenteFast. Where interest accrues on the encumbrance only in connection with an event, typically at forced sale, the interest must be indicated in the terms collection. Interest is indicated as zero in HæftelseRentePålydende in HæftelseRenteVariabel.
Term
Standing loans are indicated by omitting the element HæftelseLøbetid. HæftelseLøbetidMåneder must always be completed with the loan term regardless of interest-only periods. HæftelseMaksimalLøbetid must also be completed if there is a possibility of interest-only periods, with the loan term plus the maximum possible interest-only period. The value fixed is specified when HæfteLøbeitdMåneder cannot be changed, which means that HæftelseMaksimalLøbetid must not be specified. The value variable is specified when HæftelseLøbetidMåneder can be changed, but not exceeding HæftelseMaksimalLøbetid, if specified. For mortgage deeds, if the value variable is used, HæftelseMaksimalLøbetid must be specified.
Refinancing
The elements under HæftelseRefinanseiring should only be used when, within the framework of the relevant encumbrance, changes of either interest or principal may or must occur. If refinancing results in conversion to a new mortgage deed, the elements should not be specified as, in this case, a new mortgage deed must be created and the old one canceled.
